Landlords – Rental Listing

Fee—1 months rent

Initial Meeting and Marketing Strategy

  • Provide an initial inspection of the property during our first meeting that results in a comparative market analysis (CMA) based on similar properties that have recently rented.
  • Provide a suggested price range for your property based on the CMA and develop a listing price strategy based on market conditions.
  • Create a customized marketing plan for your property based on the listing plan you have selected.
  • Gather all pertinent information about the property that would be relevant for the listing or potential tenants.

On the Market

  • Coordinate with you to develop a plan to make your home more attractive to potential tenants (and working to minimize your cost).
  • Continue marketing efforts.

Applications and Lease Signing

  • Walk you through all applications, assist you in reviewing and interpreting the information to aid you in making decisions.
  • Draft the lease documents.
  • Be available to you to answer any questions that arise and communicate effectively so you are informed of all updates/changes.
  • Help you celebrate the lease signing!
  • Be your lifelong real estate advisor and resource.

Tenants – Rental Search

Fee– Free to tenant (up to 3 showing appointments)

Initial Meeting

  • Meet with you to educate you on the home renting process (if necessary) and discuss your wants and needs for your new home.
  • Discuss local market conditions.
  • Provide you access to your personal portal to MLS which will allow you to stay up to date on all new listings that meet your search criteria.

Viewing Properties

  • Schedule home tours for properties that meet your search criteria.
  • Monitor on and off market opportunities.
  • Once you identify a property you are interested in, provide you with pertinent information about the property.

Application and Closing

  • Obtain rental application on your behalf.
  • Coordinate lease terms with listing agent.
  • Help you celebrate your new home!
