Initial Meeting and Marketing Strategy

  • Provide an initial inspection of the property during our first meeting that results in a comparative market analysis (CMA) based on similar properties that have recently sold.
  • Provide a suggested price range for your property based on the CMA and develop a listing price strategy based on market conditions.
  • Create a customized marketing plan for your property based on the listing plan you have selected.
  • Gather all pertinent information about the property that would be relevant for the listing or potential buyers.
  • Provide you with a net sheet that estimates proceeds you should receive from the sale.

On the Market

  • Coordinate with you to develop a plan to make your home more attractive to potential buyers (and working to minimize your cost).
  • Continue marketing efforts.
  • Provide you with access to MLS which will allow you to keep an eye on current market conditions.
  • Assist you with completing all documentation and executing property disclosures.

Offers, Under Contract and Closing

  • Walk you through all offers, assist you in preparing counter offers and provide comprehensive information to aid you in making decisions as part of offer negotiations.
  • Aid in the coordination of inspections, appraisals, attorneys and documentation.
  • Be available to you to answer any questions that arise and communicate effectively so you are informed of all updates/changes.
